What you should know about upgrading a home or downsizing a home

Upgrading homes:

Usually when people decide to upgrade a home or down size a home, that move is usually going to be a more permanent move.  People whom are upgrading the size usually have started a family and their current home is too small or they have decided to move closer to a work place.  If you are downsizing; it maybe because they are now empty nesters and their current home is now too big.  Whatever the reason maybe, this move is a very important one.  Remember the key words in real estate are location, location, location!   When you come to the point in your life when you can afford to move by choice and you are not in need of a move you can often be a little choosier.   You should now consider making this move one of your final moves and maybe eliminate having to move again in a few years.   With interest rate still at an all time low, it may be worth it to go that little bite bigger or that ideal location and eliminate the cost and inconvenience of having to make another move in a few years.  In a few years you can paid down your mortgage and you are in a win /win situation. You are in your dream home or location and you eliminated a move.  Remember also, real estate is and has always been a very safe investment that always goes up.  The larger home or better location will only cost you more in a few years and if interest rate increase you will be paying a higher price for the home and a higher monthly rate. NOW IS A GREAT TIME TO BUILD FOR YOUR RETIREMENT.

Retiring or downsizing what type of property should you move to? 

Some may choices, where should you start?  Well, your choices are smaller houses or townhouses or of course condos.  Each has its pros and cons and the end decision will be very personal as each person has their own needs.  If you like to live a carefree lifestyle and enjoy travelling, you may want to consider a condo, where you can close your door and travel, not having to worry about someone collecting newspapers, shoveling driveways or cutting your grass.  Condos give you an element of freedom.  However, you do have the added maintenance expense (some of which you must pay even in a house i.e. heat, hydro and water).   For those that enjoy working around a garden or not having to use elevators to go up and down to their apartment, then townhouses or smaller houses may still be the way to go.  Some townhouses still offer that bit of freedom of not having to cut your own lawn, water grass or shovel snow.  The decision is very personal and we will be happy to work with you to find the home that would be perfect for you.
